The 4 Most Common Garage Door Repairs

Your garage door, like any other feature of your home, occasionally needs a little attention. It is important to examine your garage door from time to time to detect minor problems that could become major if left ignored. A malfunctioning garage door is not only a nuisance, but it could also present a safety concern. Below, you will find 4 of the most common garage door issues that plague homeowners.



The door will not open or close

If your garage door system is equipped with sensors at the base of the track, check to make sure that there aren’t any obstructions. Something as little as a string from a garbage bag, a yard tool, or even a golf ball can be detected by the sensor if it is in its path. Once the sensor detects an obstruction, the system will prevent the door from closing. 


Another possible problem is a faulty garage door opener. If there is a small light on your hand-held garage door opener, press the button and see if the light illuminates. If it doesn't, try replacing the batteries, which should then allow for the door to close upon pressing the button.  If the light does turn on, then you can rule out the battery as the source of the problem. 


The garage door keypad won’t sync to the garage door

If you have just purchased a garage door keypad, it may seem easy enough to install, but the process for getting the door to sync with the keypad varies from brand to brand. Typically, there are directions on the motor for the garage door, along with contact information for the manufacturer. 


The garage door makes a loud screeching noise when opening or closing

Over the years, dirt and dust can accumulate in the track and can result in a loud screeching sound. Try using a non-abrasive cleaning solution to remove the dirt and dust from the track. A little soap and warm water usually works. After you scrub away the dirt and dust, be sure to dry the track to prevent rusting. If your garage is not heated, then do not attempt to do this in the winter, as ice build-up in the track can create additional problems. 

After cleaning, consider using a liberal amount of WD-40 or a similar lubricant on the track and on the wheels. After applying the lubricant, open and close the door a handful of times to ensure that the lubricant works its way into track completely.


The garage door opens too quickly     

A garage door that opens very quickly, or looks like it falls uncontrollably, is very dangerous because loose springs and broken cables can cause the door to fall quickly after opening. This type of repair is best performed by a skilled contractor who can ensure that the door is safe to use upon completion.
